Ejido land sold as private

Communal land marketed as titled property, often “a bargain, cash only, no notary.” It is especially common around Tulum, and foreigners usually can't register it. We check the land's real status before you commit.

“Preventa” / pre-construction that never delivers

Deposits paid on units that stall or vanish. We review developer standing, permits, and contract terms. We also pursue recovery when it has already happened.

Title transferred to strangers

Buyers discover their property was registered to someone else, or sold without clear legal title. We verify ownership and Public Registry (RPP) inscription before money moves.

Unnotarized private contracts
