The schedule below is the same one we quote from. Preventive work has a fixed price. Disputes are billed stage by stage, and you authorize each stage in writing before it starts. No surprise charges, in either direction.
There are two kinds of work. Preventive: you're buying, or you own, and want things checked before money moves. Those are fixed flat fees. Corrective: something already went wrong. Those are resolved in stages, and you only pay for the stages your case actually needs.
Either way it starts the same: a 50-minute consultation for $150, then a written quote from the schedule on this page.
You tell us what's going on. We tell you honestly where you stand and which of the services below your case actually needs, if any.
Preventive case: exact flat fees from the schedule. Dispute: a staged plan, with the published fee for each stage.
Nothing is billed without your written go-ahead. Disputes advance one stage at a time, and you can stop after any stage.
The way foreign buyers lose everything is simple: pay the agency in full, on a weak private contract, for a property that never ends up registered in their name. A purchase done right is built on a contract that protects you, with each payment tied to a condition we have checked.
Before any money moves, we confirm the seller truly owns the property and that title and legal possession are clean in the Public Registry (RPP).
In Mexico the deposit is usually paid to the agency directly, so the safeguards have to live in the contract: what your deposit secures, the conditions that must be met before each payment, and what you are owed if the seller or developer fails to deliver. We draft those terms and tie your payments to them.
The sale is formalized as a public deed (escritura) before a notario público, the independent officer the law places between you and a bad title.
Your escritura is inscribed in the Public Registry, and we verify the entry exists in your name. That registry record, not the paper, is what makes you the owner.
The lossPaid the agency in full, on a weak contract, before title was verified.
ProtectedA contract that ties each payment to a condition we have checked.
The lossA private contract, and a promise the deed comes later.
ProtectedA notarized escritura, inscribed in the Public Registry.
The lossYears later: no title, no deed, and the money long gone.
ProtectedA registry entry in your name, confirmed before you are done.
Honest about timing: steps that depend on the Public Registry (RPP) or the Municipality can run slower than estimated. If that happens, you hear it from us promptly.

Start with the consultationMost disputes climb some version of this ladder, and many resolve early. Not every stage is necessary in every matter. You get a written assessment before each stage, and each stage needs your written authorization.
Each stage is active work we do for you, not just a fee. When you authorize one:
$1,200 · estimated duration 2–6 weeks.
$900–$1,100 · estimated duration 1–4 weeks. Letters issued via notary, licensed broker, or voluntary jurisdiction carry the upper fee due to additional procedural costs.
$2,000 · estimated duration 2–3 months.
$3,500–$5,500 · estimated duration 3–6 months.
$1,800 · estimated duration 1–3 months.
$7,500–$15,000 · estimated duration 12–24 months. Litigation timeline depends on document delivery, witness availability, and court scheduling. The range is a general reference only.
Not included: third-party costs such as notary fees, court filing fees, expert witnesses, and travel. We disclose them in advance, before you authorize the stage that needs them. Timelines involving the Public Registry (RPP) or the Municipality can stretch beyond the upper estimate when those institutions run slow; if that happens, you hear it from us promptly.
The same answers we'd give you in the consultation.
Because not every case needs every stage. A dispute might resolve at mediation, or it might need to go further. Each stage has its own published fee, you get a written assessment before each one, and nothing advances without your written authorization. The range reflects how far a case may need to go, not uncertainty about what each step costs.
No. Preventive services are billed as the flat fee shown, per service engaged. Dispute resolution is invoiced stage by stage: you pay for the stage being done, see the result, and decide in writing whether to continue.
Third-party costs are separate: notary fees, court filing fees, expert witnesses, and travel. They are not ours to set, and they are disclosed to you in advance, before you authorize the stage that needs them.
No. The consultation is a standalone service: it is where we review your situation and give you the honest assessment that produces your written quote. There is no obligation to engage anything further.
Fees are quoted and charged in U.S. dollars (USD). The peso figure shown on this page is only an approximate reference at the day's exchange rate.
Honest from the start: we never guarantee an outcome or promise “your money back.” Anyone who does is a warning sign. And if a case isn't worth your time and money, we'll tell you that too. How we work
